Rental Policies

Short Term Rental Agreement 

This Short Term Rental Agreement (the “Agreement”) is made by La Perla del Caribe (“Manager”) and (“Guest”). For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. PROPERTY. La Perla del Caribe Villas (Palm Beach Ltd)

2. MANAGER. La Perla del Caribe 

3. RENTAL PARTY. The rental party shall consist of the # of guests confirmed upon your reservation confirmation.

4. MAXIMUM OCCUPANCY. Each additional guest above the maximum occupancy will be charged $50US per person per night. Children ages 12 and younger have no additional charge.

5. TERM OF LEASE. The lease begins at 3 PM on the “Check-in Date” and ends at 10 AM on the “Check- out Date”. 

6. RENTAL RULES. Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental property and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

7. RENTAL PAYMENT, RATE and FEES.
Guest agrees to the Rental Rate, Fees and Payment Schedule as outlined in Rental Rate and Fees Section of the Confirmation letter received upon reservation confirmation.

8. CANCELLATION POLICY. Upon booking your reservation and up to 60 days prior to arrival, there will be a cancellation fee of 30% of the 50% deposit calculated on the base rental amount. 59-30 days before arrival - 50% of Reservation Total Non-Refundable. 29-0 days before arrival- 100% of Reservation Total Non-Refundable.

9. LIABILITY. Owner and property manager are not responsible for lost or stolen personal items.

10. LIMITED DAMAGE WAIVER FEE. The Guest agrees to supply a credit card authorization which will be used in the event that the property is damaged. The limited damage waiver fee does not cover missing items, excess cleaning, replacement or re-keying of locks, damage done by pets or parties, sanitizing charges due to smoking or having pets while in the house, or any damage resultant of violations of this 
Rental Agreement. Guest grants La Perla del Caribe and/or Manager the right to bill any such additional charges to the credit card number provided by Guest.

11. SMOKING PROHIBITED. Smoking is allowed outside on the verandas but is absolutely prohibited inside the house. If there is any tobacco smell in the house there will be a $100 US fee charged to the Guest’s credit card, as well as any additional associated costs to rid the house of smoke smell and damage. 

12. RISK/SAFETY. Children are welcome; however, there may be conditions in and around the house that may pose hazards to them, as well as to adults. La Perla del Caribe and/or Manager do not assume any liability or responsibility for any injuries occurring during your stay with us. Children must be supervised at all times. For your safety, free swimming to the Reef is not allowed and please stay out of boating right of ways which begin outside of the dock areas.

13. REPAIRS. Please call Manager to inform us of any needed repairs. We will address your concerns as soon as possible. No refunds will be issued for malfunctioning equipment unless it poses a safety hazard, in which case a prorated refund will be given.

14. CELL PHONES. Cell phones work well on the island. Remember to include international calling in your cell phone plan if you wish to use the phone during your stay. There are cell phone rentals available as well.

15. HOLD HARMLESS. PROPERTY and/or Manager do not assume any liability for loss, damage or injury to Guests, their invitees or their personal property. La Perla del Caribe and/or Manager does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing, nor will La Perla del Caribe nor Manager accept liability for any loss or damage caused by Guests’ negligent or intentional conduct, weather conditions, natural disasters, acts of God, or other reasons beyond its control. 

During the event of a named storm a mandatory evacuation could be placed on the island in which case any lost days can be booked at a later time. No refunds will be given.

16. ADDITIONAL TERMS. The undersigned Guest, for himself/herself, his/her heirs, assignors, executors, and administrators , fully releases and discharges La Perla del Caribe and/or Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her Guests as a result of, or in connection with the occupancy of the premises and agrees to hold La Perla del Caribe and Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, La Perla del Caribe and/or Manager, prevailing party shall be entitled to recover reasonable attorney fees and costs.

The legal venue of any claim shall be in the country of Belize.

EXHIBIT A

RENTAL RULES FOR LA PERLA DEL CARIBE

1. Smoking is NOT allowed inside the premises.

2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest.

3. Keep the property and all furnishings in good order.

4. Only use appliances for their intended uses. 

5. Water and Ice is provided upon arrival. Additional water and ice is available upon request for 5 Gallons of Water and 2 bags of Ice at a cost of BZ $20.00 (USD $10.00). Please advise our onsite manager if you need additional water and ice delivered to your villa.

6. Owner and/or Manager is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming risk of any harm arising from their use of the premises or others whom they invite to use the premise.

The parties agree to the terms of this Short Term Rental Agreement.
