Rental Rate and Fees
PAYMENT POLICY
A 50% deposit is required to secure your reservation.
The Balance will be charged 30 days before arrival.

CANCELLATION POLICY. If Guest wishes to cancel his/her reservation
60+ days before arrival – 30% of Reservation Total Non-Refundable
59-31 days before arrival – 50% of Reservation Total Non-Refundable
30 days or less before arrival – 100% of Reservation Total Non-Refundable

*Please note that your reservation is charged in Belize Dollars ($2 BZD to $1 USD) through the Belize Bank. You may see a small fee charged by YOUR credit card company of 2-3% of total charge. Some credit cards do not charge foreign transaction fees, so check with your credit card.

Short Term Rental Agreement

This Short Term Rental Agreement (the “Agreement”) is made by and between McCann & Fisher Ltd. (“Manager”) and (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. TERM OF LEASE. The lease begins at 3 PM on the Check-in Date and ends at 10 AM on the Check-out Date.

2.  RENTAL RULES. Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental property and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

3.  RENTAL PAYMENT, RATE and FEES.
Guest agrees to the Rental Rate, Fees and Payment Schedule as outlined in Rental Rate and Fees Section of the Confirmation letter.

4. CANCELLATION POLICY. If Guest wishes to cancel his/her reservation
60+ days before arrival – 30% of Reservation Total Non-Refundable
59-31 days before arrival – 50% of Reservation Total Non-Refundable
30 days or less before arrival – 100% of Reservation Total Non-Refundable

5. LIABILITY. Owner and property manager are not responsible for lost or stolen personal items.

6. LIMITED DAMAGE WAIVER FEE. The Guest agrees to supply a credit card authorization which will be used in the event that the property is damaged. The limited damage waiver fee does not cover missing items, excess cleaning, replacement or re-keying of locks, damage done by pets or parties, sanitizing charges due to smoking or having pets while in the house, or any damage resultant of violations of this Rental Agreement. Guest grants PROPERTY and/or Manager the right to bill any such additional charges to the credit card number provided by Guest.

7. SMOKING PROHIBITED. Smoking is allowed outside on the verandas but is absolutely prohibited inside the house. If there is any tobacco smell in the house there will be a $100 fee charged to the Guest’s credit card, as well as any additional associated costs to rid the house of smoke smell and damage.

8. RISK/SAFETY. Children are welcome; however, there may be conditions in and around the house that may pose hazards to them, as well as to adults. PROPERTY and/or Manager do not assume any liability or responsibility for any injuries occurring during your stay with us. Children must be supervised at all times. For your safety, free swimming to the Reef is not allowed and please stay out of boating right of ways which begin outside of the dock areas.

9. REPAIRS. Please call PROPERTY and/or Manager to inform us of any needed repairs. We will address your concerns as soon as possible. No refunds will be issued for malfunctioning equipment unless it poses a safety hazard, in which case a prorated refund will be given.

10. CELL PHONES. Cell phones work well on the island. Remember to include international calling in your cell phone plan if you wish to use the phone during your stay. There are cell phone rentals available as well.

11. HOLD HARMLESS. PROPERTY and/or Manager do not assume any liability for loss, damage or injury to Guests, their invitees or their personal property. PROPERTY and/or Manager does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing, nor will PROPERTY nor Manager accept liability for any loss or damage caused by Guests’ negligent or intentional conduct, weather conditions, natural disasters, acts of God, or other reasons beyond its control. During the event of a named storm a mandatory evacuation could be placed on the island in which case any lost days can be booked at a later time. No refunds will be given.

12. ADDITIONAL TERMS. The undersigned Guest, for himself/herself, his/her heirs, assignors, executors, and administrators , fully releases and discharges PROPERTY and/or Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her Guests as a result of, or in connection with the occupancy of the premises and agrees to hold PROPERTY and Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, PROPERTY and/or Manager, prevailing party shall be entitled to recover reasonable attorney fees and costs.

13. The legal venue of any claim shall be in the country of Belize.

EXHIBIT A
RENTAL RULES FOR LA PERLA DEL CARIBE

1. Smoking is NOT allowed inside the premises.

2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest.

3. Keep the property and all furnishings in good order.

4. Only use appliances for their intended uses.

5. Housekeeping is available during your stay at an additional cost of BZ $90.00 (USD $45.00) per cleaning plus 12.5% tax that will be billed to your room payable upon check out. Please advise our front desk the dates you request housekeeping during your stay.

6. Water and Ice is provided upon arrival. Additional water and ice is available upon request for 5 Gallons of Water and 2 bags of Ice at a cost of BZ $20.00 (USD $10.00) plus 12.5% tax that will be billed to your room payable upon check out. Please advise our front desk if you need additional water and ice delivered to your villa.

7. Owner and/or Manager is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming risk of any harm arising from their use of the premises or others whom they invite to use the premise.

The parties agree to the terms of this Short Term Rental Agreement, as evidenced by checking the Rental Policies box.
